Preventative Maintenance Technician

Job Title:  Preventative Maintenance Technician 
Department: Maintenance 
Exemption: Non-exempt
Reports to: Director of Park Design and Maintenance 
Pay Range: $21.30 - $29.18/hr

Summary: 
Assists Maintenance Supervisor in cost estimating and ordering materials and parts for repairs after funding approval. Experience level includes a good understanding of principles, mechanical, bearings/pillow blocks, lubrication, motor repair, gear/transfer box troubleshooting, and repair fan coil and air handler operation. Performs scheduled maintenance of equipment. Responds to radio maintenance support requests. Provides cost-effective and creative solutions for installation or repair challenges. Understands maintenance management ownership and assists the Director of Park Design and Maintenance with improving operational efficiency in these areas:

Specific Tasks:
• Equipment preventive maintenance schedules, job plan tasks, standard operating procedures, and records
• Inspect machinery: for bearing and v-belt wear, proper oil and grease levels, and condition to ensure proper operation.
• Oil and grease machinery checks for proper specifications of oil/grease levels and condition, grease bearings as needed.
• Change filter media: change filter media as needed and adds filter media to condensers as needed.
• V-Belts: Check for cracking and wear, adjust belts for appropriate tension, and replace belts as needed, 
• Fan Coils: Clean fan coils as needed and straightens out bent coils.
• Checking wear and tolerances on equipment parts, such as shaft alignment and bearing wear.
• Understands and is familiar with frequency standards, i.e., daily, weekly, monthly, quarterly, semiannual, and annually.
• Understands and is familiar with preventative maintenance tasks, i.e., Oiling, greasing, checking v-belts wear, bearing wear, motor amperage, filter condition, 
• Understands the variances in pulley operation, adjustable and non-adjustable.
• Prepare an inventory of equipment and attach labels to record relevant data to each piece of equipment.
• Assist in setting up Preventative maintenance schedules and data cards.
• Complete a detailed summary of the work performed.
• Clean equipment and equipment room.
• Traps and strainer:  Check traps and strainer restrictions and clean on a scheduled basis.
• Pumps: Checks for seal condition, bearing condition and replaces parts, as necessary.
• Contributes to desert conservation through the reduction of waste, water, and energy use and inspiring guests and team members to take conservation actions.

Electrical:
Understands and practices electrical safety. Solicits help from the manager, experienced co-workers, or electrical contractors when necessary. Maintains troubleshoots and repairs the following: building and park facility equipment and systems; power distribution; system and equipment controls; lighting; electric motors for compressors, pumps, and fan systems; appliances; heat lamps; exhibit hot wires; power doors and gates; emergency power sources.

Plumbing:
Maintains, troubleshoots, and repairs the following: building and park piping systems; minor water leaks; unclogs drains; faucets; installs/replaces water filters; drinking fountains and animal drinkers; manages sewage pumping station contract work; coordinates park water distribution repairs with Garden team (excludes landscape irrigation).

Specific Skills:
• Operates medium to heavy equipment: forklifts, bobcats, tractors, man-lifts, water trucks, and portable generators. Some service road and park area dirt grading.
• Receiving material: Unloads materials delivered on pallets (note: deliveries average once per day).
• Mechanical repairs: Animal exhibit and holding area gates, doors, and pulley systems.
• General labor: Equipment assembly, event preparation, and cross-functional team support. 
• Safety: Follows Lock-Out-Tag-Out (LOTO) process; completes required equipment operator training and follows operator safety protocol. Notices and appropriately address unsafe conditions following SIN protocol (Safety first, Isolate unsafe area, notify appropriate level of response to address unsafe condition). 
• Maintains clean and organized workshop and stock room areas.
• Represents the institution at the highest standard of professionalism and courtesy to others at all times. Makes guests feel welcome.
• Reads, understands, and follows TLD protocols outlined in the employee handbook.

Equipment Used:
Computer, gas-powered vehicles including heavy equipment, electric carts, miscellaneous electric power tools, gas-powered and hand tools, electric power and temperature sensing test equipment.

Education and Prerequisites:
• High school diploma or equivalent
• Minimum 5 years journey-level experience in preventive maintenance work, including carpentry, plumbing, electrical, and HVAC.
• Must be flexible and motivated to learn new skills.
• Must have strong organizational skills.
• Ability to communicate clearly and concisely, both orally and in writing
• Must be a motivated self-starter requiring minimal supervision.
• Must have the ability to constructively work with others in a team setting.
• Valid California driver's license. Must be insurable on The Living Desert’s automobile policy.

Must provide proof of vaccination from COVID-19, including booster if eligible.

Conditions of Work:
PHYSICAL EFFORT: Occasional standing, walking, bending, twisting, climbing, crawling, kneeling, reaching motions. Some lifting up to 50 lbs.
DISCOMFORT/RISKS: Occasional exposure to extreme heat, chemicals, and dust/airborne materials. Works with heavy equipment.
HOLIDAY WORK: Holiday, evening, and weekend work may be required.
TRAVEL: Conference and workshop attendance available. If funding is available, some or all expenses are paid.
